Have you ever stopped to consider how many people are involved when you begin the journey to buy a home here in Alexandria?
At first, you see your own agent. If you’re the buyer, you also see your lender. Once an offer has been made, you’re aware of the buyer or seller and their agent, although you may not meet in person.
After them a whole parade of other professionals become involved. They can include:
- Transaction coordinators
- Inspectors – one or more, depending on the home and its condition
- The appraiser
- The loan officer
- The title officer
- Loan processors
- Title company closer and in some cases, the post closer
In a perfect transaction, they all work together for the common goal – getting the transaction from the offer to a successful closing.
The agents on each side should be working together to see that all the other people are coordinated, have the information and documents they need, have access to the house when necessary, etc.
Unfortunately, it doesn’t always happen that way. Sometimes one agent either doesn’t know what to do or prefers not to do it. Sometimes one or more of the other professionals lets something slide, misses a deadline, or just doesn’t have your best interests at heart.
That’s why, whether representing a buyer or a seller, I make it a point to stay in close touch with everyone involved. I stay on top of every detail, and I pay attention to the deadlines. I know immediately if there’s a problem, and I go to work solving it.
I’ve found that most problems can be solved when acted upon quickly, but they won’t be solved if I sit back and wait for someone else to act.
