I sent him the active listings and told him I would go take pictures of the one listing without any pictures.
Yes, that’s right. After 30 days on market, no pictures, so it was safe to assume the listing agent did not intend to add any. Sigh.
So, I call the owner (per MLS instructions for access to the unit), identify myself and let him know I would like to come preview on behalf of a client who was presently living out of town.
When I showed up, he was there – and didn’t intend to leave – so I asked if it was okay if I took pictures since, well, you know, THERE AREN’T ANY IN THE MLS LISTING.
(No, I wasn’t literally shouting at him. Well, okay, yes, I was — in my mind).
His reply? “Well, if I wanted a REALTOR who could use a camera, I would have used someone else.”
I was so taken back by the comment, for once I was at a loss for words and couldn’t think of a witty response – which was just as well. In fact, I could think of no response at all – no reason whatsoever why any seller in this day and age would NOT want photos in the MLS listing (no, there were no valuable pieces of artwork or antiques to protect from prying public eyes) – so I just smiled and started snapping away.
Eventually, long after all of the other units had gone under contract, this unit finally did sell…my best guess is he needlessly lost about $30,000 because his unit lingered at a time when others were selling. I had seen all the other units, too, and many of them were inferior to his in terms of view and updates.
Sadly, most of those other buyers never even saw his place, which is not only a shame for him, but for them, as well.
